Late Sunday Afternoon… I’m just finishing up an open house.  Phone rings and family friends have found a home they would like to purchase.  However, offers are being considered in two days.  Their question to me is, “Do we have time to get an offer in?”  Work commenced immediately; we met at the property, discussed financing, comparable sales, property features (pro and con), and in reviewing the listing I discovered the listing agent and I had successfully worked on deals in the past.  We made our offer in a multiple offer situation.  The listing agent called me and discussed a preference for our offer and some details the seller desired.  We were given a counter offer which my clients accepted and won the bidding.   Timely action and networking pays off!
