Critical Thinking… In a business where I have a great deal of latitude in who I work with, I’m glad I met, and worked with N&J, as they were astute buyers and fun to be around. We were not having much success in finding the right home in the right school district. I started researching past listings which had not sold and came across a home I remembered seeing when it was on the market with another broker. In speaking with the owners, L. & M., they were puzzled as to why their home had not sold. I saw three reasons it had not sold.
1. Size and placement of furniture made the home seem smaller than it was and complicated the floor plan.
2. There were privacy issues in the backyard from neighboring homes.
3. They were on a street with a name that was associated with high traffic, although their home was on a small section of that street with very little traffic. Potential buyers would see the home address on-line and immediately cross it off their list.
The buyers N. & J. came and visited the property and were impressed with the strong features of the home. We discussed the above listed issues and discussed ways to correct or mitigate the problems. I also discussed the issues with the homeowners L. & M. The end result was that well informed buyers and sellers were able to come to terms, negotiate, and close the deal. A win-win for all.
