"When is the best time to sell" might be the single most frequently asked question I hear. And although there is no single definitive answer, there is a best time to sell that arrives every year. Granted, the real estate market is influenced by interest rates, politics, weather, and news paper headlines. But from the first of January to early March, of every year in my 30 plus years in real estate, the inventory hits bottom, and buyer activity accelerates. This creates a window of opportunity for sellers to sell their homes in a market with strong buyer activity and minimal competition from other listings. Note the above bar graph.
This graph shows closed escrows, not new listings, or entered into contract, but actual closings. So looking at each of the shown years from 2017 to 2019 there is a substantial increase starting in March of each year. These closing means that going back 30 to 45 days, or in January and February, there was a marked increase in home sales, and a great time to be on the market as a home seller.
This time from early January to the first weeks in March when inventory starts to build, is what I call the Window of Opportunity for Home Sellers. Dave Call
